Thermal imaging is one of the few diagnostic tools that lets an inspector see what a wall is hiding without opening it. Infrared cameras don't actually see through materials — they measure surface temperature with high precision, which means anything affecting how heat moves through a surface (water, missing insulation, an overheating wire, a leaky duct) shows up as a clear thermal signature.

Kerry uses infrared on most comprehensive inspections as a matter of course, and offers it as a focused standalone service when the situation calls for it. The technology is non-invasive — no walls opened, no damage, no mess. A scan typically reveals issues a visual-only inspection would miss: moisture inside a wall from a slow plumbing leak, insulation that the builder skipped behind a wall plate, an electrical breaker running 40 degrees hotter than its neighbors, a return-air leak pulling unconditioned air into the system.

The catch with thermal imaging is interpretation. A camera produces an image; reading that image is a skill. A cold streak on a wall might mean missing insulation, or it might mean nothing more than a cold framing member behind drywall. After 30 years of running IR scans across Northern Utah's varied housing stock, Kerry knows which thermal patterns mean act now and which ones mean don't worry about it.

How Long It Takes

Standalone scans run 1 to 2 hours. When included with a residential inspection, IR adds approximately 30 minutes.

What You Receive
