Mold Inspections and Air Quality Testing

Mold doesn't grow on its own — it grows where there's moisture. A mold inspection is really two investigations at once: where moisture is getting in, and what is already growing because of it. Kerry combines a thorough visual inspection with thermal imaging and, when needed, lab-tested air or surface sampling so you get answers rather than guesses.

Utah homes have their own moisture pattern. Older Ogden basements seep during spring melt. Bathrooms with poor ventilation grow Cladosporium behind the trim. Swamp coolers push humidity into spaces that weren't designed for it. Ice damming pushes meltwater under shingles and into the wall cavity above eaves. After 30 years of looking at these problems, Kerry can usually trace the source on the first visit.

Air quality samples go to an accredited lab and typically come back in 3 to 5 business days. The report identifies the species present, their concentrations indoors versus outdoors (a key comparison most homeowners don't realize matters), and clear recommendations — whether that's a moisture fix, a remediation contractor, or simply 'normal indoor levels, no action needed.'
