Certified surface testing for methamphetamine contamination — for buyers, landlords, and rental turnovers.

Methamphetamine residue is one of the few contaminants that can render a property legally and physically unusable until professional decontamination is complete. It binds to drywall, ceilings, ductwork, carpet, and porous surfaces — and it can stay there for years after the source is gone. You cannot see it, smell it, or detect it without testing.

Most home inspectors don't offer meth testing. Kerry does, because it's one of the highest-stakes things he sees in this work. A property that tests positive in Utah is subject to the state's decontamination protocol — the property must be posted, professional decontamination is required, and re-testing must show levels below the state's clearance threshold before the home can be reoccupied. Decontamination costs commonly run from a few thousand dollars on a small contained area into the tens of thousands for whole-house contamination.

Who orders this testing? Landlords doing rental turnovers (especially after problem tenancies or evictions). Property buyers concerned about a home's history. Real estate agents protecting clients on a property that doesn't quite add up. Property managers verifying a unit before placing a new family. Investors doing diligence on rentals or auction properties. The cost of testing is small compared to the cost of buying or renting a contaminated property unknowingly.

The process itself is straightforward. Kerry collects surface wipe samples from representative areas of the property using certified collection protocols — typically multiple samples to characterize the property, with composite or individual analysis depending on what you need. Samples go to an accredited laboratory. Results return in a few business days. The report is direct: detected or not detected, concentrations in micrograms per 100 square centimeters, and what those numbers mean against Utah's regulatory threshold.

If results come back positive, Kerry will walk you through what happens next. Utah's decontamination process is regulated for a reason — you can't just clean meth contamination with bleach and a Magic Eraser. There are licensed decontamination contractors who follow defined protocols, and post-decontamination testing must be performed by an independent party (which is part of why an inspector who tests, but doesn't decontaminate, matters).
