Brand new homes have problems too — sometimes more than resale homes. Production builders in Syracuse, Layton, West Haven, and the rapidly growing edges of Weber and Davis counties move at remarkable speed. Framers, electricians, plumbers, and HVAC subs cycle through hundreds of houses a month, and quality is held together by the builder's superintendent and the city's overworked inspector. An independent third set of eyes catches what slips through.

Kerry runs new builds in two stages. The pre-drywall (rough-in) inspection happens after framing, electrical, plumbing, and HVAC rough are complete but before insulation and drywall close everything up. This is the only chance you'll ever have to see what's inside the walls — improper plumbing slopes, missed fire blocking, miswired three-way switches, undersized supports for tubs and stairs.

The final walkthrough inspection happens just before closing. By then everything is finished and moving parts can be tested — appliances, HVAC under load, every receptacle and fixture, doors and windows for proper operation, paint and finish defects, grading and final exterior. The punch list goes back to the builder before you sign anything, so the house you close on is the house you were sold.

Builders sometimes push back on independent inspections. Kerry advocates for the buyer — politely but firmly. The builder's superintendent works for the builder. Kerry works for you.

How Long It Takes
